New Construction

Every builder has a sales rep. Make sure you do too.

Buying a new home is fun and exciting, but going it alone is not a good idea. Every builder's on-site rep works for the builder; someone should be working for you. Here's why that matters, and how it works.

You call, text, or email me first

Before you visit any model home or builder's sales office, tell me which builder, which community, and when you're headed out. It takes five minutes.

I go with you on the first visit

If you've already visited a builder without an agent, you generally can't add one later. Registering me on that first visit is what protects your representation for the rest of the process.

You get an advocate through closing

From lot selection to floor plan, options, and upgrades, through contract and walk-through, I'm reviewing everything the builder proposes with your interests in mind.

What most buyers don't realize about new construction

The builder pays my fee, not you

Builders charge the same price whether you use a Realtor or not. They can't justify selling identical homes at different prices based on how the sale came together. If it doesn't cost you anything, why not have a professional working for you?

You can't add representation after the fact

If you've visited a builder's community without a Realtor, you typically can't bring one on later. Take me with you the first time, even if you're just browsing or aren't sure you're ready to buy. Give me a call. This is what I do.

New homes can be a strong investment

Historically, in a normal market, new homes appreciate around 15% per year for the first two years of a new subdivision, roughly twice the typical appreciation of resale homes.

Many new-home purchases don't go smoothly

I've saved clients thousands of dollars and protected them from being taken advantage of by builders. If the builder changes the plan on you, or you need your earnest deposit back, the builder isn't necessarily on your side. I will be, from lot selection to options, with you every step.
