Buying A New Build

Buying a new home is fun and exciting! While it might be easy to buy a new home without using a real estate agent, it is not a good idea to go it alone.

 

QUICK FACTS:

1. The builders will charge the same amount whether you use a REALTOR or not! Builders want to protect the value of the homes they are selling, so they cannot justify selling two identical houses at different prices based on how the homes were sold. If it doesn't cost anything why not let a real estate professional help you at no cost to you?

 

2. If you have visited a builder's development without a REALTOR, you will not be able to use one later. Be sure to take a REALTOR with you the first time! Even if you don't think you're ready to buy or are serious about buying, give me a call - this is what I do!

 

3. New homes can be a great investment! Historically (and in a normal market), they appreciate at 15% per year for the first two years of a new subdivision (this is about twice the normal appreciation for resale homes).

 

4. Many new home purchases do NOT go smoothly. I have saved my clients thousands of dollars and protected them from being taken advantage of by home builders. Think about it: Who will call you if you change your mind and you want your earnest deposit back? What will you do if the builder changes the plans on you? The builder probably isn't going to help you... but if there is any way at all, I will fight for you. There are also many important considerations you may not realize when selecting a lot or options.
